As A Landlord, Do I Have To Replace Pet Stained Carpet Before My Next Tenant Moves In?

I’m in California and am wondering what the protocol is for getting a property ready for another renter when the previous renter had a large inside dog. There are a few pet stains on the carpet which could probably be steam cleaned. However, I’ve heard that when you do that, you run the chance of bringing the stain to the surface and locking the odor into the carpet and padding. Therefore I’m curious if replacing the carpet is required or at least recommended. If so, should I only replace the obviously affected areas or should I replace it all?

Is The Landlord Required To Replace The Carpet?

When we moved in 6 years ago the carpet was horrible. After 2 shampoos at the owners expense the smell of urine and feces remained. We finally got rid of the smell by constantly putting things like fabreeze on it. However the carpet is atleast 20 years old and is frayed and ripping in places. It is also pulling away from the wall. Is there any law in California to make him replace it?

How Do I Get My Landlord To Install New Carpet?

when I moved in 2 years ago, the carpet was already bad off and he said he’ll look into it in 6months (after making sure the dog is housebroken…which he is). We are now 2 years later and I have discovered that the carpet hasn’t actually been changed since 2 tenants ago!! Thats about 5-6 years! I don’t want him to raise the rent but I do keep the apartment up nicely and have done some landscaping at my own expense. do I have a chance at new carpet?

How To Make The Landlord Change The Carpet?

My friend has rented the same apartment for 7 (!!!) years. When he moved in, the carpet was very bad, and the landlord said that he will change it soon… Well, it has been 7 years, and he has not done it! My friend talked to him several times, but there is no point in that. The last time he spoke with the landlord, he said: If you want it changed, hire someone and you will have your new carpet.
It is not fair, because my friend should not pay for rent and the new carpet that he might not enjoy long.
Is there an agency that my friend could turn to for this problem? Is there anything that he can do besides talking to the landlord?

Can A Landlord In California Charge For Replacing Carpet After A Tenant Leaves After 4 Yrs?

The tenant has lived in the apartment for four years, and Supposedly the carpet could not be cleaned, as there were a few stains, on carpet that is minimally six years old. The landlord is claiming the 784 square foot apartment needs to have all new carpeting. Is this legal in California? Also, carpeting was not new, when tenant moved in four years prior.
